OPTIONS! - Ordinary Realtors are limited to a few State prescribed forms for all transactions. There are many, many situations they just can’t handle. You’ll have to hire a lawyer for these, at additional cost you might not have budgeted for. Unless your Realtor is a lawyer. Even if you don’t need something special, your buyer might. Sometimes a single sentence in a contract, that only a lawyer write, makes the transaction close. Just a few options we offer, ordinary Realtors can’t (and may not even know about) are: Tax Deferred Trades, Right of First Refusal, simultaneous offers on multiple properties, and Lease with Option to Buy.

LOWER COST - We have our own licensed broker, and set our own fees and commissions. And we're very competitive. Service for service, we match anyone in Travis County:
· Our 1% limited service MLS listings include monitored electronic lock box, document drafting, and advice and help with negotiations. You do the staging, photography, flyers, advertising and showing. There are two major "catches" that other so called 1% Realtors don't mention until the fine print: There’s a $1,500 minimum even if your home doesn’t sell; and if the buyer has a Realtor, you’ll be expected to pay him or her 3%. Still, for the knowledgeable seller with the time to do it, "1%" can be a good deal.
· Our full service listings give you the choice of showings by monitored electronic lock box with pre-set hours, by Call First, or by appointment only; and typically include:
o Full MLS database, accessible from anywhere on Earth.
o Dozens of national databases like Realtor.com and Zillow.com
o Local consumer databases (AustinHomeSearch.com, Craigslist)
o Custom designed electronic and print flyers.
o Regular mailing to our buyer client data base.
o Print advertising campaign, including an American Statesman photo ad. (Full color magazines ads are an extra cost.)
o Open House events hosted at the property
o All that for the same 6% ordinary Realtors charge, but that 6% automatically adjusts to…
· 4% for "Intermediary" service - TREC approved Intermediary Agreement required.
· Hourly fees for the FSBO client, usually $200 per hour, depending on the client’s level of experience and track record, billed against a $5,000 retainer. Hourly fees against a reduced commission are also possible, depending on your needs and abilities.
· Flat fee for specific service - pick and choose those services you really need.
